Being a good neighbor…
Living in a subdivision has many positive benefits. As always, when dealing with people, confrontations and issues can arise. Two main points of being a good neighbor are to know your neighbors and to be considerate.
The first step in fostering good relationships with your neighbors is getting to know them. Make an effort to introduce yourself to your neighbors. It will be much easier to solve any problems that may arise later if you and your neighbors are acquainted and feel comfortable approaching each other.
Your opinions and ideas and that of your neighbors may differ considerably. The make up of a subdivision will vary. Look around at your neighborhood and try to adapt to the customs and traditions of its residents. Practice being a good neighbor. Being patient, courteous and helpful even when others are not, creates a happy atmosphere and a peaceful life

About the Homeowners Association (HOA) The purpose of the Homeowners Association (HOA) is for enhancing and protecting the value, attractiveness, and desirability of the subdivision. It is then the responsibility of the HOA to enforce the Covenants and Restrictions, which are designed to ensure that the neighborhood is kept in an attractive and safe manner for you and your neighbors. The HOA also maintains all easement areas and green spaces within the subdivision. This includes mowing, planting flowers, trees, shrubs, and maintenance to parks.
In addition, the HOA approves all house plans, landscape plans, fences and outbuildings. Yearly assessments (homeowner fees) are billed and collected by the HOA. The HOA keeps a running budget of money spent that is available to every home owner and is distributed annually.
It is the overall goal of the HOA to create and foster excellence in community, environment and quality of life. We desire to show good stewardship of our assets and provide a safe and secure living environment for each neighborhood.
Fence Regulations
- All fences shall be of white vinyl material only; no wood, aluminum, or chain link type fences will be permitted.
- Fences shall be 48” in height from the initial grade of the Lot and shall be of picket type or split rail type consisting of three (3) rails. All permitted fences shall have a gothic style finial on each supporting post.
- No fence shall exceed six (6) feet in height.
- Privacy fences may be permitted only when it is necessary to screen a patio, hot tub or pool area, but shall not be permitted for the screening of the entire rear yard.
- All fence posts shall be positioned on the inside of the fence for all types of fencing.
- Fences shall not be constructed within any easement.
- No fence shall be permitted on Lots 2, 3, 4, 5, 6, 7, 19, 26, 27, 28, 29, 30, 32, 35, 41, 43, 44, 45, 46, or 64.
Outbuilding and Detached Structure Subdivision Policy & Checklist
Please find attached a copy of the Covenants, Conditions & Restrictions for Stoney Crest and refer specifically to Sections 4.1.14 and 4.1.20 addressing Garden Structures and Sheds. Due to the maintenance issues with outbuildings that sometimes occur after the original owner leaves the property, we strongly discourage the installation of outbuildings or detached structures.
However, if a property owner submits a written request and site plan to the Association detailing the criteria listed below, which, is signed and dated by all contiguous property owners in support of the request, the outbuilding may be permitted by the Association.
1. No garden structure (arbors, gazebos, pergolas, stombrellas) or outbuilding shall be permitted unless the design, height, materials, location, and other features of the structures are reviewed and approved by the Design Review Committee prior to construction.
2. The outbuilding must be no larger than one hundred and twenty (120) square feet of floor area.
3. The outbuilding shall be constructed of wood or vinyl material and painted to match the existing primary structure. The roofing material must also be consistent in material and color to match the existing primary structure.
4. No more than one (1) outbuilding or detached structure shall be contained on any lot.
5. No sheds shall be permitted on Lots 2, 3, 4, 5, 6, 27, 28, 29, 30, 43, 44, 45.
The final decision regarding the approval of any detached structure shall be within the sole discretion of the Association.
